Project "Drie Hoefijzers" in Breda: Urban allure in a historic location
On the edge of Breda city centre, on the former brewery site in the railway zone, Bouwbedrijf Van Grunsven has completed the impressive new-build project “Drie Hoefijzers”. This project transforms a historic area into a vibrant residential district with approximately 270 houses and apartments, spread across various subareas.
Architectural diversity and craftsmanship
What makes "Drie Hoefijzers" unique is the collaboration between no fewer than six different architectural firms (including Diederendirrix, Hans van der Heijden and Mulleners + Mulleners). Each architect contributed a distinctive style, use of colour and choice of materials, resulting in enormous diversity:
- Stationslaan: Elegant townhouses with striking features such as bay windows and balconies, where living and working go hand in hand.
- Zuidrand: A varied streetscape where modern flat-roofed homes alternate with traditional architecture and gardens.
Cantillana mortars: Colour and quality in every detail
For the construction of 109 homes on Stationslaan and the southern edge, Bouwbedrijf Van Grunsven joined forces with Cantillana. Given the wide variety of facing bricks — including the Potsdam GT and Dresden GT by Hagemeister — choosing the right mortar was essential for the aesthetic end result.
Supplied solutions:
- Masonry: Standard grey Masonry Mortar MM 104/108 was used for the construction.
- Pointing: For a refined finish, coloured Joint Mortar was selected in the shades light grey (2011) and medium grey (2012).
- Flush pointing: For specific façade sections, Flush Pointing Mortar 104/106 was applied in white (3001), light grey (3011) and dark grey (3013), with a joint thickness of 12 mm for a sleek and uniform façade appearance.

Cantillana supported partner Bouwbedrijf Van Grunsven with high-quality technical advice on colour and mortar selection. Direct delivery to the construction site by means of the silo system not only guaranteed consistent mortar quality, but also optimised productivity on site.
"Drie Hoefijzers" is a prime example of multifunctional construction with a high level of finishing. With full completion in 2021, Breda gained an iconic residential district where quality and open space take centre stage.
